Melbourne is the second-most populous city in Australia and Oceania, and also the most densely populated in the state of Victoria. In cities with big populations and so many estate agents, the sheer amount of choice that is available is often overwhelming and daunting, but filling out the form above can make selling your property much easier, no matter where you are in Melbourne.
Melbourne’s living waterfront
Located just 2 kilometres from Melbourne’s central business district, Docklands is a suburb surrounded by water on three sides. When the city of Melbourne was established, its founder John Batman set up house on Batman’s Hill in Docklands. The suburb was originally a wetlands area made up of a large salt lake and what was later known as the West Melbourne Swamp.
From the 1880s, the area became used as a dock, due to its proximity to the water. 2.3 million cubic metres of earth was used to fill in what was formerly the West Melbourne Swamp. Although the dock later fell into disuse, Docklands became the centre of a thriving underground rave scene in the 1990s, and an on-going urban renewal project later gave rise to contemporary Docklands.
Today, Docklands has a thriving community and a population of almost 11,000 people who have access to a variety of modern landmarks, among these the Melbourne Star Observation Wheel and the Etihad Stadium.
Docklands is a haven for water sports junkies, with Dragon Boat racing being a popular form of entertainment and recreation.

“This is a good place for a village.”
– John Batman
- Docklands’ 1990s warehouse rave scene lead to many well-attended rave parties, the biggest being the “Welcome 2000” New Year’s Eve dance party, held on 31 December 1999.
Architecture in Docklands
The Victoria Dock is an important historical point of interest in the Docklands area, but is by no means the only architecturally significant part of the area. Many heritage buildings have been gentrified and converted for alternative use. This includes the railway goods shed, which is now being used as an indoor market, and the Queen’s Warehouse, which has been adapted as a vintage car museum. The former railway offices have been converted into the “Grand Hotel” apartments.
Recent developments have led to a number of modern architectural places of significance. The Docklands Stadium, now known as the Etihad Stadium, hosts many sporting events and music concerts and is probably the most significant in this regard, although there has also been a boom in the development of residential and commercial properties, which has turned Docklands into a lucrative property market.
Modern real estate in Docklands
The 2016 census found that Docklands is made up of just over 4,600 occupied private dwellings. A whopping 97.1% of these are flats or apartments, with the rest mostly made up of semi-detached properties and townhouses.
Commission structures in Docklands can be divided into fixed or tiered commission, according to the terms that are negotiated with the agent. The agent commission rate in Docklands is 2.41% on average, but commission rates may vary.

Having never dealt with any real estate agents in Perth before, I was terrified I would choose a real estate agent that would take advantage of my lack of experience. I stumbled my way online looking for local real estate agents and came across Perfect Agent’s website. I called the 1300 number and talked to a friendly staff member. No locked in contracts or anything, and by the end of the following day, a suitable candidate called me. All this for free! I got along with the real estate agent and he understood my situation; he sold my property without complications and the price it sold for exceeded my expectations.’Read Less
